During our initial call we evaluate your land and your lands suitability for hosting a solar farm. We use publicly available satellite imagery and other data as our tools. In about 5 minutes we can determine if your property is good or GREAT for solar.
If your property looks good during the initial review, we will schedule and conduct an onsite meeting to confirm our findings. We will also seek to better understand the land and the neighborhood, and start to discuss options.
Typically within a few days of our first visit we will deliver a proposal including a lease and or purchase option, an analysis of the system size and construction cost, and the expected revenue over the life of the project.

Most importantly, it’s a way to generate a steady income stream for up to 25 years–and you don’t need to do a thing over the contract term. FreeState (or whoever ultimately owns the solar farm built on your property) will maintain the farm at their expense. We’ll even pay all of the property taxes on the land. The solar farm won’t make any noise or emit any pollution, so it won’t bother you, your neighbors, or any animals.
In New York land value is anywhere from $1,000 per acre to more than $15,000 per acre per year. It varies considerably by the utility, the size of the project, and how complex the project. In some high cost markets additional considerations can sometimes be offered as well.
FreeState solar typically will offer to lease your property with a purchase option, though most developers prefer leasing land, FreeState generally prefers to purchase the land.
1. In Westchester County as little as 1/2 acre of land is all that’s necessary, in the rest of New York 5 acres or more of land is typically required.
2. Location. If your electric rates are higher than other areas, the value of the land will be higher as well. If you are in a high cost, high demand area your land is likely more valuable.
3. General land characteristics. Ideally, your land is relatively flat and not in a floodplain – though in most circumstances we can work with less than ideal land.
4. Nearby utility infrastructure. The power generated by a solar farm needs to connect to distribution lines, or to a substation. The closer those are to your property, the better. We will evaluate how likely a connection exists on our first phone call.
