During our initial call we evaluate your land and your lands suitability for hosting a solar farm.  We use publicly available satellite imagery and other data as our tools.  In about 5 minutes we can determine if your property is good or GREAT for solar.

If your property looks good during the initial review,  we will schedule and conduct an onsite meeting to confirm our findings.  We will also seek to better understand the land and the neighborhood, and start to discuss options.

Typically within a few days of our first visit we will deliver a proposal including a lease and or purchase option, an analysis of the system size and construction cost, and the expected revenue over the life of the project.

Our Process

  1. First We Talk - Fill out our simple contact form below and request a call to review your land.  It will take less than five minutes. There’s no cost or obligation to you. 
  2. Next We Meet and Walk your Land - At the end of the call we may ask to visit your land to confirm our preliminary review. During this site visit and meeting we will discuss the development process and some of the common options land owners would have.
  3. Our Offer - You should already have a pretty good idea of what FreeState will offer you, and our offer will confirm our findings.  As part of most offers we will ask for an option to lease or purchase your land, and discuss how we plan on developing your land for the maximum value.
  4. Develop and Build - Once we have an agreement we start the process of reserving a utility connection (first come first served) for your land, engineering, and obtaining permits.   Once all permits and approvals are in hand, typically in 6-9 months, we build the system and connect it to the utility grid.
  5. Ongoing Maintenance - After construction and interconnection the system is turned on and begins powering the neighborhood.  For the next twenty or more years we maintain the system on your land and collect and distribute the revenue from the solar system.
  6. Decommissioning - At the end of the contract term we will either request an extension, or remove the system and return the land to your control.

Most importantly, it’s a way to generate a steady income stream for up to 25 years–and you don’t need to do a thing over the contract term.  FreeState (or whoever ultimately owns the solar farm built on your property) will maintain the farm at their expense.  We’ll even pay all of the property taxes on the land.  The solar farm won’t make any noise or emit any pollution, so it won’t bother you, your neighbors, or any animals.


In New York land value is anywhere from $1,000 per acre to more than $15,000 per acre per year.  It varies considerably by the utility, the size of the project, and how complex the project.  In some high cost markets additional considerations can sometimes be offered as well.


FreeState solar typically will offer to lease your property with a purchase option, though most developers prefer leasing land, FreeState generally prefers to purchase the land.


1. In Westchester County as little as 1/2 acre of land is all that’s necessary, in the rest of New York 5 acres or more of land is typically required.

2. Location.  If your electric rates are higher than other areas, the value of the land will be higher as well.  If you are in a high cost, high demand area your land is likely more valuable. 

3. General land characteristics. Ideally, your land is relatively flat and not in a floodplain – though in most circumstances we can work with less than ideal land. 

4. Nearby utility infrastructure. The power generated by a solar farm needs to connect to distribution lines, or to a substation. The closer those are to your property, the better.   We will evaluate how likely a connection exists on our first phone call.
